Villa Kubu VIII is located in the heart of Seminyak, Bali's vibrant district dotted with restaurants, fashion boutiques, antique and lifestyle stores. The residence is just a short walk away are some of Bali's most popular beaches that feature chic nightclubs and bars, and legendary sunsets. It is 25 minutes from the airport. It is convenient to all of Bali’s main tourist attractions and just minutes from the fabulous Legian Beach. The residence complex is situated down a quiet gang (lane) and so it is well removed from the crowds, enabling guests to soak up the peace and tranquillity of the region.
Elegant and European in character, Villa Kubu Vlll is a one-bedroom residence which is perfect form honeymooners and small families. The villa has a large dining room furnished with an old teakwood table and pull-up benches for casual meals. A spacious garden, generously sized pool and the option for reduced occupancy using one bedroom greatly add to its intimate charm. Beautifully coloured koi swim in the pond, while a terracotta fountain set within its own stone courtyard lies towards the back of the property.
The bedroom presents spectacular views of the tropical surroundings. The large en suite bathroom features a large tub and outdoor rain shower. The spacious dining room of Villa Kubu VIII fronts the beautiful garden and pool. The residence also consists of garden bale (gazebo). It also offers facilities such as free WiFi broadband internet access, IDD telephone and safety deposit box and iPod with an excellent selection of music. For the days when guests wish to stay indoors, they can watch Satellite TV which has over 50 channels or play their favourite movie on the DVD player.
The Bali countryside is worth exploring and for the convenience of their guests, the villa also offers complimentary bicycles. Villa Kubu Vlll is part of the villa Kubu 999 complex which encompasses 15 very private one, two and three-bedroom villas each immaculately and individually styled. The residence serves as a sanctuary of peace, privacy and tranquility, yet it is within convenient distance of the high octane, party central Seminyak with its boho chic atmosphere of restaurants, boutiques and galleries. It is also convenient to all of Bali’s main tourist attractions and just minutes from the fabulous Legian Beach.

A deposit of 20% of the total rental amount payable (“Deposit”) must be received by the manager within five (5) working days of the Hirer being provided with the relevant invoice and payment instructions for rentals beginning more than 45 days after the date of the booking request. If the Deposit is not paid as required, the booking will not be finalized and this Rental Contract will be deemed void.
Payment of the balance 80% of total rental amount payable (“Balance Due”) is payable not less than 45 days before the scheduled arrival date.
If the booking is made 45 days or less prior to arrival, then the Deposit and the Balance Due must be received by the manager on the earlier of: Five (5) working days from the booking being confirmed, and Arrival.
All payments must be made in US Dollars, unless otherwise agreed with the manager, and must be made in accordance with the manager's payment instructions as set out in the Guest's booking confirmation.
If payments are not made on or before the due dates as required herein, the Owner or the Owner's Representative may cancel the booking, in which case this Rental Contract will be thereby terminated without any further notice required. Cancellation charges may apply as detailed below.
A security deposit may be payable directly to the Owner or Owner's Representative immediately upon arrival at the Property. However the Owner has the right to impose different requirements on a case by case basis. Access to the Property may be refused if security deposit is not paid in full. When the security deposit is required to be paid in cash, or when a non-standard security deposit applies, the manager will inform the Guest in advance of the amount payable and any other conditions.
The security deposit will normally be refunded at the end of the rental period, after deducting: all additional expenses incurred on the Guest's behalf (e.g. additional charges for goods, services and staff which have not been directly paid by the Guest, and telephone and internet charges, if applicable) and the cost of replacement or repair for any loss or damage to the Property or its surrounds or contents caused during the Rental Period. If this cost cannot be reasonably determined prior to the Guest's departure, the Owner or the Owner's Representative is entitled to withhold a reasonable estimate from the Guest's security deposit, and will return any balance to the Guest as soon as possible after the actual cost has been determined.
If the Guest wishes to cancel a confirmed booking, written notice of cancellation must be sent to the manager. All cancellation notices received by the manager will be acknowledged in writing. It is strongly recommended that the Guest and all members of the Guest's party purchase trip cancellation insurance.
Cancellation of a booking includes but is not limited to:
* Cancellation of one or more days of a booking.
* An amendment of a booking so that none of the dates of the booking once amended fall within the same dates that originally constituted the booking.
* Failure of all Guests to provide the required documentation on arrival (eg. Passports or suitable identification).
* Attempt by the Guest, their party or visitors to hold an event at the Property in breach of these Terms and Conditions or breach of any rules applicable to the Guest's chosen Property.
In the event that the Guest cancels a confirmed booking, the following cancellation fees will generally apply:
* 20% of the total rental amount will be forfeited if the cancellation is made more than 60 days before the start of the rental period.
* 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 60 days before the start of the rental period.
* 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period.
The applicable amount will be deducted from the deposit and moneys paid, and the manager will refund any remaining balance to the Guest.
Please note that these cancellation terms apply for regular booking periods. Special cancellation terms may apply for peak/high seasons and will be stated in the Property description, booking confirmation or reservation voucher. If the information in any of these is inconsistent, the most recently issued terms will prevail.
