Villa Kinaree is one of the best luxurious holiday rentals in Bali, combining the beauty of traditional Balinese architecture with incredible levels of comfort and amenities. This incredibly beautiful four-bedroom villa affords both privacy and socializing to large groups or family gatherings. Set amidst stunning landscaped gardens, the villa boasts air-conditioned luxury of the large sitting and dining rooms and the beautiful bedroom suites with gorgeous en-suite bathrooms. Outdoors, the bar areas, sun loungers and swimming pools are ideal for socializing and quiet contemplation.
Villa Kinaree has four luxurious double bedrooms each with an en-suite bathroom, spacious wardrobes, a safe and an outdoor seating area. These bedrooms are set in two wings facing one another across gorgeous landscaped gardens and the beautiful 12 metre long salt water swimming pool. Bedroom one is fitted with a wonderful, deep sofa, a 55 inch flat screen TV and DVD player with surround sound. The second wing houses bedrooms two and three along with the master suite on the first floor. The master bedroom has a huge walk-in wardrobe/dressing room, a stunning feature bathroom, including double Jacuzzi style spa bath, and a huge private balcony.
Inside the living area of Villa Kinaree, there is a 50 inch flat screen TV with cable television offering international programming, a DVD player with surround sound, a large dining table for up to 10 people and a fully equipped European style kitchen. The covered outdoor living space is cooled by ceiling fans, and includes a bar area, with a large, glass fronted drinks fridge and a slate bed pool table. Those looking to sunbathe, will find sunbeds along one edge of the 12 metre long, salt water swimming pool with a large seating ledge, stepping stones and a waterfall. To one side of the pool is a delightful wooden sun terrace complete with incredibly comfortable sun-beds, drinks tables and parasols. The stunning tropical gardens have well-positioned lighting that make them all the more ethereal at night.

When the Guest makes a booking request, the Guest must make the appropriate deposit payment to the manager within 5 working days of availability confirmation. The following deposit payment must be received by the manager.
For rentals beginning more than 30 days after the date of the booking request - a deposit of 50% of the total rental amount is payable.
For rentals beginning 30 days or less after the date of the booking request - the total rental amount is payable as a deposit.
If the required deposit payment is not received within the 5 working day period, the manager reserves the right to void the Guest's booking request.
Where a 50% deposit applies to the booking, the Guest must pay the remaining 50% balance not less than 30 days before the scheduled arrival date.
All payments must be made in US Dollars, unless otherwise agreed with the manager, and must be made in accordance with the manager's payment instructions as set out in the Guest's booking confirmation.
If payments are not made on or before the due dates as required herein, the Owner or the Owner's Representative may cancel the booking, in which case this Rental Contract will be thereby terminated without any further notice required. Cancellation charges may apply as detailed below.
A security deposit may be payable directly to the Owner or Owner's Representative immediately upon arrival at the Property. However the Owner has the right to impose different requirements on a case by case basis. Access to the Property may be refused if security deposit is not paid in full. When the security deposit is required to be paid in cash, or when a non-standard security deposit applies, the manager will inform the Guest in advance of the amount payable and any other conditions.
The security deposit will normally be refunded at the end of the rental period, after deducting: all additional expenses incurred on the Guest's behalf (e.g. additional charges for goods, services and staff which have not been directly paid by the Guest, and telephone and internet charges, if applicable) and the cost of replacement or repair for any loss or damage to the Property or its surrounds or contents caused during the Rental Period. If this cost cannot be reasonably determined prior to the Guest's departure, the Owner or the Owner's Representative is entitled to withhold a reasonable estimate from the Guest's security deposit, and will return any balance to the Guest as soon as possible after the actual cost has been determined.
If the Guest wishes to cancel a confirmed booking, written notice of cancellation must be sent to the manager. All cancellation notices received by the manager will be acknowledged in writing. It is strongly recommended that the Guest and all members of the Guest's party purchase trip cancellation insurance.
Cancellation of a booking includes but is not limited to:
* Cancellation of one or more days of a booking.
* An amendment of a booking so that none of the dates of the booking once amended fall within the same dates that originally constituted the booking.
* Failure of all Guests to provide the required documentation on arrival (eg. Passports or suitable identification).
* Attempt by the Guest, their party or visitors to hold an event at the Property in breach of these Terms and Conditions or breach of any rules applicable to the Guest's chosen Property.
In case of cancellation of a Confirmed Booking, the following cancellation charges will be payable by the Client, depending on the period of stay and the cancellation notification date:
1. Low and High Season Bookings, cancellation notified at latest 30 days prior to arrival:
- All money paid are forfeited but credited for 9 months from the date of reception of the cancellation by WP. The credit value can be used by the client or anyone on his behalf during any period, subject to availability and solely for the Property initially booked.
2. Cancellation notified within 30 prior to arrival: All money received will be forfeited.
3. Peak Season: All funds received will be forfeited or refund in pro rate should WP or the Manager/Owner source a replacement booking.
Failure for the client to pay the balance in time, modification of booking period and early departure is deemed a cancellation and cancellation charges will be payable unless otherwise agreed in writing.
